Personal property auction terms - Cash, check or major credit card ($2500 max limit if paying with a card). All items must be paid on the day of the auction and before removal. 10% buyer’s premium applies for all onsite bidders and a 15% buyers premium for all online bidders. All items must be removed by Wednesday Sept. 28th. All items sell as is where is with no warranty. All items sell absolute.
Real Estate Terms - $2000 down payment due the night of the auction (nonrefundable) with the balance due at closing in 45 days or sooner. 10% buyer’s premium will be added to the hammer price to determine the final purchase price. Possession shall be given at closing. Seller will provide title insurance and property will transfer with warranty deed free from all liens and judgments. Taxes will be prorated to the day of closing. Seller will pay the MI transfer tax. Property will be sold as is. Normal closing fees will be split between the buyer and the seller. Starting bid is $20,000 then sells unreserved.
